Why Do Pipes Freeze?

Pipes freeze when they are exposed to freezing temperatures for an extended period, especially if they are located in unheated areas like basements, attics, or exterior walls. Water expands as it turns to ice, putting immense pressure on the pipe walls, which can lead to cracks or bursts.


How to Prevent Pipes from Freezing

1. Insulate Your Pipes

Proper insulation is your first line of defense. Use foam pipe insulation to cover exposed pipes in unheated areas like basements, attics, or garages. Pre-slit foam tubes are easy to install and can make a significant difference in keeping your pipes warm.

2. Seal Gaps and Cracks

Cold air can seep into your home through gaps around windows, doors, and where pipes enter walls. Use caulk or spray foam to seal these openings and prevent cold air from reaching your pipes.

3. Keep the Heat On

Even if you’re away from home, keep your thermostat set to at least 12–15°C (55–60°F). This ensures your home stays warm enough to prevent freezing, especially in areas with exposed pipes.

4. Let Faucets Drip

Allowing a small trickle of water to flow through your pipes can prevent freezing. Moving water is less likely to freeze, and the open tap helps relieve pressure in the pipe if freezing does occur.

5. Open Cabinet Doors

Pipes under sinks are often located in cabinets. On cold days and nights, keep cabinet doors open to allow warm air to circulate around the pipes.

6. Use Heating Tape

Heating tape is an effective tool for pipes prone to freezing. This tape can be wrapped around pipes and plugged in to provide consistent warmth. Be sure to follow manufacturer instructions to use it safely.

7. Drain Outdoor Pipes

Disconnect and drain outdoor hoses, and shut off the water supply to outdoor taps. Use faucet covers or insulated bags to protect outdoor fixtures.

8. Monitor the Weather

Stay aware of freezing weather conditions. When extreme cold is forecasted, take extra precautions like increasing indoor heating and checking on vulnerable pipes.


What to Do If a Pipe Freezes

If you suspect a pipe has frozen, act quickly to prevent it from bursting:

  1. Turn off the water supply to the affected pipe.
  2. Thaw the pipe using a hairdryer or warm towels. Start at the faucet and work backward to avoid trapped steam.
  3. Do not use open flames to thaw pipes, as this is a fire hazard.
  4. Call a professional plumber if you can’t locate the frozen pipe or if you notice a leak.
