So, you have made the decision to rent a property … how exciting !
We want to make your tenancy journey as smooth as possible so here are a few things you may wish to consider.
You will need to have the Right to Rent in the UK unfortunately if you don’t you will not be able to rent a property through us.
Any holding deposit will be kept if you do not declare any information towards your application so, please make sure you have answered all questions honestly and to the best of your ability.
It is company policy to carry out referencing on everyone through a third-party referencing company. We will obtain a credit check and at least 2 references from your employer and/or a professional character reference from a previous landlord if applicable.
Should any reference prove to be unsatisfactory, we have the right to stop the application to rent at any time prior to signing of the tenancy.
Holding Deposit – we require one months rent or equivalent, this is to reserve the property. On the moving day this deposit will be off-set against the final amount due. Please note this will be withheld if any relevant person including guarantors withdraw from the tenancy, fail the Right to Rent check or provide misleading information.
Tenancy Deposit – all prospective Tenants are required to pay one months rent in advance plus the deposit (equivalent to 5 weeks rent). This deposit covers damages or defaults on the Tenants during the tenancy term. The deposit is held during the duration of the tenancy by either the Agent (via the TDS scheme) or the Landlord.
