Put simply: those who understand the property market data in Rugeley (and across the UK) move smarter. Those who don’t? They risk being left behind.


Rugeley Property Trends: Homes for Sale vs. Homes Sold (2020–2025)

Each month, I look at how many homes are up for sale in Rugeley and how many have actually sold (sold subject to contract – SSTC). From January 2020 to March 2025, an average of 24% of homes on the market in Rugeley found a buyer each month.

Here are some key stats by year:

  • 2020: 328 homes listed on average, 71 sold STC each month (21.6%)

  • 2021: 205 homes listed, 77 sold STC (37.5%)

  • 2022: 219 homes listed, 62 sold STC (28.2%)

  • 2023: 321 homes listed, 51 sold STC (15.8%)

  • 2024: 356 homes listed, 66 sold STC (18.4%)

  • Q1 2025: 372 homes listed, 74 sold STC (19.8%)

The highest point for sales activity? March 2022 – with 45.9% of homes selling. The lowest? April 2020, when just 4.2% sold during the first lockdown.


The Evolution of the Local Market

The Rugeley housing market (covering WS15) saw stability in early 2020. But the arrival of COVID-19 changed everything. April and May were especially quiet as uncertainty held buyers back. However, once the market reopened around June 2020, activity surged – boosted by the stamp duty holiday and a desire to move.

From there, the market moved quickly, with buyers snapping up available stock. But by 2022, things began to settle. More homes were listed, and the number of sales began to plateau.


Two Major Setbacks: Late 2022–Early 2023

Two events shook confidence:

  1. The mini-budget in Autumn 2022 – this had a significant impact on buyer confidence, causing sales to slow.

  2. Rising interest rates in mid-2023 – after a short recovery in the spring, the summer saw another dip in buyer activity.

Despite these challenges, 2024 began on a relatively positive note, with steady buyer interest. Still, the number of homes on the market kept rising.


Why Are So Many Homes Coming to Market?

The increase in housing stock is due to several factors:

  • Sellers trying to capitalise on still-high house prices

  • A boost in new build completions

  • Landlords offloading rental properties due to tax changes

  • Homes being relisted after failing to sell in 2023


Rugeley vs. the UK: The Bigger Picture

Looking at the percentage of homes sold versus those available gives us a clearer picture.

From mid-2020 to early 2022, Rugeley regularly saw 40%+ of available homes being snapped up each month – outperforming the UK average. But since 2022, that percentage has dropped steadily and now hovers in the mid-teens, more in line with national trends.


What This Means for You

If you're planning to sell in Rugeley, you’re no longer in a seller’s market. Buyers still exist – but they have more choice than before. That means setting the right price is more important than ever.

Price too high, and your home could be overlooked. Price realistically, and you're more likely to secure a serious buyer quickly.

It’s not just about interest – it’s about completion. According to Denton House research (using TwentyEA data):

  • Homes that sell within 25 days have a 94% chance of completing.

  • Homes that linger on the market for over 100 days? Only a 56% chance of completing – with nearly half falling through.


Final Thoughts

Rugeley’s housing market is still active, but it’s evolving. The number of homes for sale has nearly doubled since mid-2022. To stay competitive, sellers must be tuned into what’s happening and price their homes accordingly.

Understanding local supply and demand – and adjusting your expectations – is key. With buyers having more choice, strategic pricing will separate the homes that sell from those that sit.
